<p>The East Village of San Diego is becoming one of the hottest neighborhoods in Southern California to live. The East Village has seen a tremendous amount of private and public improvements in the past eight years. The biggest public improvement has been the addition of the Padres baseball stadium, know as Petco Park. The next big public improvement project planned<span id="more-44"></span> is the new library.</p>
<p>On the private sector side, most of the new projects have been high rise condos, plus some new office buildings and lots of retail spaces. There were too many new condo projects built to list here and many more are planned. However, at this point (Spring 2008) all of the proposed condo projects have been put on hold for various financing and marketability reasons.</p>
<p>Let me share some of my thoughts on what I think are the best condo buildings in the East Village neighborhood of Downtown San Diego. In alphabetical order, there are lots of residential choices for condo buyers; 777 Lofts, Alta condos, Diamond Terrace condos, Element condos, Fahrenheit lofts, ICON condos &#038; lofts, Legend condos, M2i lofts, Mark condos, Metrome condos, Metropolitan condos, Nexus condos, Park Boulevard East &#038; West condos, Parkloft lofts, Row Homes on F Street, and Union Square condos.</p>
<p>I have my opinions but first let me share with you the opinions of the residents living in these condos, based on my survey results. According to the residents living in the above condos, The Metropolitan condos are the clear winner, with a rating of 4.5 stars. In fact, the Metropolitan condominium is downtown highest rated condo building, all neighborhoods included. The Metropolitan is unique in several ways, its 40 condos atop the Omni hotel. Residents of the Metropolitan condos can have room service and maid service from the hotel staff if desired. No other building offers that luxury. Also every unit in the Metropolitan condominium building is a corner unit, all have great views.</p>
<p>The next highest rated residential building in the East Village of San Diego is Parkloft. Parkloft is just that a building of lofts across the street from Petco Park. Of all the true loft buildings in downtown Parkloft is the best, from the construction to the amenities its a step above the rest.</p>
<p>Three recently completed condo buildings in downtown East Village Neighborhood are Alta condos, Legend condos, and The Mark condos. Each of these are top quality building with a slightly different appeal. Alta is the most modern design inside and out, plus it has a low HOA fee for a highrise. The Legend condos are very contemporary with a mass appeal interior design. Its developer BOSA has built more condos than anyone else in San Diego and have a great reputation. The Legend condos were built right inside Petco Park. The only condo built inside a baseball park anywhere. It has a great 7th floor common area deck for watching the ball games or just relaxing in a chase lounge by one of the fire pits. Finally the Mark condos is a stunning masterpiece of glass and stainless steel, designed from the outside in. Its a full service (amenity) building with great views and a phenomenal penthouse that is currently available for sale for I believe $10,000,000.</p>

<p>While the national housing market continues to attempt to stabilize itself, Appraisal Research Ltd., a real estate appraisal, research and consulting firm in Chicago, believe that the economic drag will sharply pull the price of Chicago Loop condos down in the early part of 2010.</p>
<p>A Rehabilitating Economy</p>
<p>A couple of different aspects of the current economic condition are figured to play a major role in the downturn pricing of Chicago Loop condos, according to The Chicago Journal and Frank Nothaft, vice president and chief economist for Freddie Mac.</p>
<ul>
<li>Projected heavy foreclosure activity in 2010</li>
<li>Slower recovery of any recession over the last 50 years</li>
<li>High rate of mortgage defaults</li>
<li>Growing inventory of loans in foreclosure</li>
<li>Weakened bank balance sheets</li>
<li>Banks&#8217; reluctance to lend</li>
<li>Depressed household net worth</li>
</ul>
<p>Nothaft compares the aftermath of the recession in the United States right now &#8212; some will argue that we are still in a recession &#8212; to the aftermath following the recessions of 1974-75 and the early 1980&#8242;s. In both of those cases, economic growth was sustained at 7 percent or more. In 2010, economic growth is expected to be less than half of that.</p>
<p>Pricing Instances For Some Chicago Loop Condos</p>
<p>The economy&#8217;s impact on real estate is expected to continue so much so that The Chicago Journal refers to Chicago&#8217;s downtown market as becoming &#8220;Bargainville&#8221; for prospective buyers. And it doesn&#8217;t appear as if they&#8217;re joking. Here are a couple of downtown condominiums they list as bargain examples, with the result of re-pricing noted:</p>
<ul>
<li>A high-rise at State and 9th street in the South Loop has dropped one-bedroom units to $159,800, down from $199,800.</li>
<li>Penthouse units at that same State and 9th street condominium are down 27 percent: now $549,800, previously $699,800.</li>
<li>A condominium conversion at 10 East Ontario in River North sells units between $219,000 and $245,000, down upwards of $150,000.</li>
<li>In some cases, some buyers at the 10 East Ontario condo conversion can be bestowed with free parking, previously valued at $40,000.</li>
<li>At a West Loop condo at 565 Quincy, a junior one-bedroom and one-bath unit&#8217;s price was cut from $201,000 to $164,000.</li>
<li>At that same complex, two-bedroom, two-bath units can be now purchased for $331,000, down from $441,900.</li>
<li>Like with the 10 East Ontario units, parking at 565 Quincy (valued at $35,000) is included in one and two-bedroom units.</li>
</ul>
<p>Although it&#8217;s a sign of an economy still in trouble, the backsliding prices of Chicago Loop condos should be seen as welcome news to downtown condo-seekers everywhere. Prices in &#8220;Bargainville,&#8221; the federal government says, are projected to continually decrease through 2010.</p>

<p>The Pinnacle condos located in downtown San Diego were completed in December 2005 and the residents after living there for over a year were asked to review the building rate it in a dozen categories. The results of the survey put the Pinnacle condos near the top of the ranking for the downtown condo buildings. The Pinnacle condos scored five out of five stars in several<span id="more-43"></span> categories: Views, Security, Concierge, Pool and Building Maintenance. The Pinnacle residents rated the building low in: Noise (mainly from the trains) and quality of construction.</p>
<p>Pinnacle residents boasted about the views, especially the unobstructed views from the higher floors. Residents also like its location and high level of amenities. Residents there like in most buildings wish the developer had made some extra parking spaces for visitors.</p>
<p>The Pinnacle condos are 35 stories tall and located in the Marina District neighborhood in downtown San Diego. There are approximately 200 condos in the building with prices ranging from $500,000 to $5 million. Complete with 24-hour concierge and security, lap pool, hot tub, media lounge with large screen cinema, entertainment room with billiards, conference room, private guest suite, gym, sauna and steam room. The number of condo units per floor decrease as you goes up the tower to the penthouse which was planned to be two separate units but purchased by one individual and combined. The average price of a sold condo in the Pinnacle between 2005 and 2006, increased 1.4%, as reported through the MLS (Sandicor).</p>

<p>First lets explore the water views. Some water views are limited to the San Diego Bay, while others if high enough will also have a view of the Pacific Ocean. Depending on where the building is in downtown San Diego, your view will vary dramatically depending on which floor you are on. If for example you are in the Marina District facing South, you will need to be on the 10th floor or higher to have a view of the water over the convention center. The buildings in the Marina District this applies to are the Horizons condos, Pinnacle condos, Cityfront Terrace condos, Renaissance condos and the Harbor Club condos.</p>
<p>In the Marina District and Columbia District buildings facing West these all have unobstructed water views now from anything but the lowest floors. However, that western water view will change dramatically over the next 10 years. The buildings that will be affected include, Pinnacle, Renaissance, Park Place, Electra, Grande Bayside condos. The western waterfront will undergo a massive construction project that will include several hotels, office buildings, etc that will obstruct the current unobstructed water views. However, there will still be view corridors as there currently are regarding the Southern water view (between the four hotels along the water). So in the end the western water views will be similar to the current southern water views.</p>
<p>What about city views? Almost every high rise condo building in downtown San Diego that has a great water view will also have great city views looking east. Be careful when picking out a unit as some buildings are so close that your view is obstructed by the building across the street. These are the hardest units to sell because everyone looking in a high rise building wants a great view so the discount you see on the price today relative to the prime view units will also be experienced when you go to sell the unit.</p>
<p>This leads me to the last category, what about buildings with both a great water view and a great city view. In choosing a condo in San Diego that has both views you need to be very careful because these buildings are often located in the middle of the city with the risk of more buildings blocking their water views. Fortunately there are very view lots left to build a high rise condo building on and those have already been spoken for and artist renderings are available for the future building. So there is not much mystery there, perhaps the only mystery is when will it actually get built.</p>
<p>Getting back to naming names, the buildings with the best water and city views from the same unit (not say a west facing unit and an east facing unit, but one unit) are The Mark Condominiums in the East Village. This also has one huge, huge bonus, a view directly in the playing field at Petco Park where the San Diego Padres play baseball. You have to be on roughly the 20th floor &#038; up to get that view into the playing field. Another great choice of water and city views is the Electra condos, primarily the SE corner units.</p>
<p>In summary, here are the best buildings to buy a condo in San Diego if you want a great view in order. This list was written in 2009 but with a long term view out the next 10 years after future construction is built up.</p>
<p>1.	The Metropolitan condos (unobstructed views of bay, ocean and city, even low floors).</p>
<p>2.	The Mark condos (water, city and ballpark).</p>
<p>3.	Bayside condos (unobstructed water views to the West &#038; city views to the North).</p>
<p>4.	Harbor Club condos (unobstructed water views, 10th floor &#038; up)</p>
<p>5.	Mi Arbolito condos (built at the highest elevation of all condos, 360 degree views of Balboa Park, Bay, City and Mountains).</p>

<p>When you are ready to do some house hunting, consider the advantages of condo living. Living in a condominium is not for everyone, and it is very different than living in a single-family unit. In addition, if you have a family, many condos do not accept children under a certain age or pets. There are even condos that you will not be able to get into until you are over 55.</p>
<p>Therefore, have your own criteria as to what the benefits are, and you must weigh those against whatever is listed as a benefit. It may be that your wants and needs are very different, and condo living may not be right for you.</p>
<p>On the other hand, if you want a chance at home ownership and equity building at costs that are usually lower than other real estate options, condo living offers that advantage. Condo living also offers advantages for those who are looking for something in an affluent neighborhood, close to the beach, or with a great view. There are people who are willing to pay a premium to enjoy those things.</p>
<p>Condos are often located close to downtown, which offers many amenities besides what is already included in the condo. If the place where you work is downtown, you will no longer have a long commute in traffic that seems to be going nowhere. You will be close to restaurants, theaters, shops, supermarkets, schools and many other places that are considered a must by many homeowners.</p>
<p>The amenities that are offered by most modern condos are also an advantage. Many condos have tennis courts, swimming pools, spas, gyms, recreation rooms, and some may even have golf courses. All of these and other amenities will come with the added advantage that you will not have to pay to have them installed in your home, and you will not have to bear the maintenance cost alone.</p>
<p>Condos also tend to be more secure because there are many people sharing common areas who tend to get to know one another. Some condos have private security, which is an added advantage for those who are really security conscious. You will be able to rest easier knowing that there is monitoring, and that someone is keeping an eye on things.</p>
<p>Take into consideration that when you buy a condo, you will get the title to the space within your walls, that you will generally have common walls with other neighbors, and that your ceiling may be someone else&#8217;s floor and your floor may be someone else&#8217;s ceiling. What is inside those walls is yours, but everything else will be considered a common area, and it will be owned collectively by the condo association, which is made up of the unit owners.</p>
<p>You will usually have to pay a condo association fee which will go toward maintenance. That means that you will not have to pay to fix the plumbing or a roof leak, unless it is determined that you caused the problem. Perhaps simply not having to mow the lawn, rake leaves or shovel snow will be enough of a benefit by many people.</p>

<p>The Future Of The Toronto Condo Market</p>
<p>It&#8217;s no secret that 2007 ( and the beginning of 2008) was a red hot year for the Toronto condo market with week long line ups to purchase preconstruction condo units and record breaking sales numbers. With the current state of the economy south of the border, it&#8217;s inevitable that the Canadian economy will be affected<span id="more-40"></span> by the US&#8217;s slowdown. Many people are wondering what this means for the Toronto Condo market and are we in a condo bubble ready to pop? </p>
<p>Lending Institutions: The good news is that Canadian banks adhere to tighter rules and regulations for lending than our U.S. counterparts ensuring that borrowers can truly afford their financial obligations. In 2006 and in the first half of 2007, only 1 in 400 mortgages went into arears in Toronto. Interest rates also remain quite low and are expected to decrease in the near future, keeping Toronto real estate affordable. </p>
<p>Affordability: More and more first time buyers and young families are turning to condos as the price of single detached homes continue to rise. For the month of February 2008, the average selling price of a detached resale home in the central regions of downtown Toronto and North York was over $800,000 , making it virtually impossible for first time and young buyers to become home owners in the core areas. Condos remain the most affordable ownership option for central urban living. </p>
<p>Diversified Labour Market: Toronto has a well diversified employment market with the number of jobs in finance, insurance, professional, scientific and technical services out numbering those in the manufacturing sector. Toronto has also experienced strong employment levels with unemployment levels at about 6.8% in 2007. This diversified labour market is less susceptible to widespread job loss than surrounding suburban cities.</p>
<p>Population Changes: Toronto is the largest city in Canada with a population of over 5 million residents in 2006 and its population is constantly growing and changing. Between 2007 and 2010, Toronto&#8217;s population is expected to increase by an average of 1.9% per year therefore creating a demand for new housing. An aging and changing population is creating a need for different types of housing. Existing households are downsizing as the children of the baby boomers are leaving the home.</p>

rdable ownership option for urban living. Current demographic changes along with a growing and changing population will continue to create a healthy demand for Toronto Condos. Overall, the outlook for the future of Toronto&#8217;s Condo market remains positive and condo sales should continue to outpace the overall housing market.</p>

<p>Downtown San Diego condos priced at over $1 Million held on to their value steadily throughout 2007 showing no depreciation or appreciation.  This is great news for owners of those highly desired properties but bad news for those looking for a deal on the best that downtown has to offer.  Bargain hunters can find plenty of bottom feeding available at the low end of the quality and price points.  Condos under $400,000 are extremely difficult to sale and that is the area discount shoppers will find the foreclosures and short sales.</p>
<p>Last years results are in, prices on average downtown dropped 7.5% in 2007 from 2006.  Specifically I am referring to sold price per square foot, $547 vs. $592.  The condos priced under a million dollars were responsible for this decrease as the condos above a million dollars held steady at $1,048/sf.  Only three buildings saw an increase in their sales prices: Cityfront Terrace (as a result of reaching a settlement on their litigation), Harbor Club (people still demand premium bay views) and the Watermark (as a result of their recent common area remodel).  What we are seeing in our market is quality buildings in prime locations selling well, while entry level condos in the less desirable areas are extremely difficult to sell and often are being given back to the banks.  Downtown&#8217;s high end is holding well as those buyers are not as sensitive to the recent credit tightening and are better able to handle any ARM resets they may be facing.</p>
<p>Currently there are 900 new and resale condos available, up from about 700 units two years ago.  The main reason for the increase is the number of unsold units in newly completed buildings.  The volume of resale inventory has been consistent over the past two years at about 500 units.  In 2008, we will see the completion of three new condo buildings (Aria, Breeza and Sapphire tower) and in 2009 only two new buildings (Bayside and Vantage Pointe) will be completed.  If you&#8217;re looking to trade up or buy one of the better condos downtown, it&#8217;s never been a better time to &#8220;buy low&#8221;.</p>

<p>Things To Consider When Purchasing A Condo In Toronto</p>
<p>Buying a condominium seems like the perfect thing to do when you live in a city like Toronto. Single family stand alone units in big cities like Toronto are often incredibly expensive, and come with all the hassle of upkeep and property taxes. Houses in the suburbs come with the same concerns, and although they might be less expensive they tend to cause more aggravation, especially for people who need to get into the city frequently for work or even for entertainment.</p>
<p>Buying a condo can mean all of your needs are addressed in one solution. Condominium complexes are constantly being developed all over town, so the odds are very good that there is a complex located within a reasonable distance of where you work. Condos are also close to all that the city has to offer in terms of entertainment, from hockey games to restaurants to theatre. There are several things that all buyers should keep in mind when it comes to purchasing a condo in Toronto.</p>

<p>Often condominiums are bought with the idea that they are good starter homes, and that when the purchaser is ready he or she will move out and buy a suitable family home. There is debate within the real estate market, though, about how close to truth this concept really is.</p>
<p>Condos are not usually cheap, although they may be less expensive than a single stand alone dwelling in the same neighbourhood. In order for your purchase to be considered a good investment, it has to rise in value and keep pace with houses outside of the city, so you will have the equity you need when the time comes to upgrade. Condos, however, are not noted for their resaleability. Just drive around the city and see how many new developments are going up. This trend is bound to continue, and that means that you will always be competing with newer units in the same area when it comes time to sell. </p>
<p>Another financial consideration is membership fees. Sure, you are saving in property taxes, but membership fees are just as constant and will rise over time, sometimes dramatically. Factor this in carefully if you are buying a condo as an investment.</p>
<p>Facilities</p>
<p>One big draw for a lot of condo purchasers is the leisure facilities provided in the building. In large part, these are what your membership fees will go towards. It is<br />

 important to consider realistically if and how often you will be using the facilities yourself. If you buy in a building because of the great fitness and pool facilities, you will have to use them the entire time you live there or else the fees just are not worthwhile. It is not the same as getting a gym membership and then deciding not to go anymore; you have to pay membership fees regardless of the frequency with which you use the facilities.</p>
<p>Location</p>
<p>One of the great things about a big city like Toronto is that you can find a condo in just about any neighbourhood you want. If you lean towards historical parts of town, hot spots, ethnic enclaves, artsy districts, entertainment or financial areas as the places you are most likely to be found, you can find a development close by. No more long trips, all you have to do is walk down the street to find your favourite pastime. Alternatively, if you prefer a quieter location still within reach of the city, there are neighbourhoods like The Beaches that offer a casual atmosphere just a little way out of the action of downtown.</p>
<p>Don&#8217;t be rushed into buying into the latest condo development simply because units are going fast. The best way to buy a condo is to make sure of your reasons for getting one in the first place, and then selecting the neighbourhood where you would like to buy. There is enough development in Toronto to ensure that your dream purchase will be available sooner or later.</p>

<p>Eight Ways To Make A House Elder-friendly</p>
<p>1)	Eliminate throw rugs. It is way too easy to catch a foot on a throw rug and fall. Throw rugs also can bunch up, creating another tripping hazard.</p>
<p>2)	Install grab bars in bathrooms. They should be fitted per ADA guidelines and anchored solidly in walls. Grab bars should be installed by toilets and in bathtubs and showers.<span id="more-35"></span> (This isn&#8217;t a recommendation for everyone, but it should be considered)</p>
<p>3)	Change door knobs to lever handles. Arthritic or weakened hands can have a difficult time grasping and turning a door knob.</p>
<p>4)	Elevate the dishwasher, washing machine and clothes dryer. This will help to eliminate bending. Simple pedestals can be put in place under the washer and dryer. The dishwasher might take a bit more work, but it can be done and it can even look pretty good.</p>
<p>5)	Change dual water faucets to single-handle lever faucets. Not only is the single-handle lever easier to use than a knob, but there may be lesser of a likelihood of burning one&#8217;s self.</p>
<p>6)	Make sure that all steps and stairs have good rails on both sides wherever possible.</p>
<p>7)	Light everything up. Put night lights in wall outlets. Make sure entry ways have adequate lighting. Place lights by steps both inside and outside. Make sure all rooms have adequate lighting. Make sure that there is adequate outdoor lighting for all porches and paths.</p>
<p> <img src='http://ANNARBORDOWNTOWNCONDOS.INFO/wp-includes/images/smilies/icon_cool.gif' alt='8)' class='wp-smiley' /> Builders should do all of this and more in new homes. New construction should have halls and doors wide enough for wheelchairs. Light switches should be lower on the wall so someone in a wheelchair can access them easily. The switches should also be rocker switches rather than the up and down toggle switches. Lighted switches would be a great thing to add. Showers should be built so that there is a very minimal step to go over.</p>
